Signs You Need a Roof Replacement

A few loose tiles or a single damp patch on the ceiling doesn’t necessarily mean you need a whole new roof. But there’s a point where repairs stop being the smart move, and most Sydney homeowners we talk to are already past it by the time they call us.

Recurring leaks are usually the biggest tell. If you’ve had the same leak fixed more than once and it keeps turning up somewhere else on the roof, the underlying material is failing, not just one spot. Widespread cracked or slipped tiles across the whole roof, rather than a handful in one area, point the same way. So does a roofline that’s visibly sagging or dipping, which usually means the timber structure underneath has taken on moisture over time.

Storm and hail damage can push an otherwise sound roof past its use-by date in a single afternoon, especially on older tile roofs where the cracking isn’t always obvious from the ground. And if your roof is simply old and has already had several rounds of repairs over the years, there comes a point where another patch is just delaying the inevitable and spending money that a full replacement would have covered anyway.

What Our Roof Replacement Includes

A full roof replacement is more than swapping old tiles or sheets for new ones. Done properly, it means stripping the roof back to the structure, checking what's underneath, and rebuilding it so the whole system works together. Here's what's involved in a standard re-roof:

Choosing the Right Roof for Your Sydney Home

Colorbond Roofing

Colorbond is the material most Sydney homeowners land on when they’re replacing an old tile roof or building new. It’s steel, so it’s a lot lighter than tile, which matters if your roof structure has already sagged a bit under decades of tile weight. It comes in a wide range of colours, including surfmist and ironstone, and Prestige installs Colorbond as both a straight roof replacement and a cladding solution.

The trade-off with Colorbond is noise in heavy rain, and dents from hail or falling branches show up more visibly than a cracked tile would. Neither is usually a dealbreaker, but it’s worth knowing before you commit.

Tile Roofing

If you’ve got a period home, or you just prefer the look of tile, replacing like for like keeps that traditional appearance. Tile roofs are heavier, which is fine if your structure is sound, but it’s one more reason a proper structural check matters before any new roof goes on.

Tile also tends to hold heat differently to metal, though modern Colorbond with the right insulation closes a lot of that gap.

When Restoration Makes More Sense Than Replacement

Not every tired-looking roof needs a full replacement. If the structure is sound and the tiles or sheeting are basically intact, a roof restoration, cleaning, repointing, repainting, can add years of life at a fraction of the cost. Prestige offers roof restoration as a separate service, and it's worth asking about before you commit to a full re-roof, especially if the main issue is appearance rather than function.

What to Weigh Up Before You Replace Your Roof

Council Approval

In NSW, a like-for-like roof replacement, same footprint, same pitch, similar material, is usually treated as exempt or complying development and doesn’t need a full development application. Changing the roof’s profile, raising its height, or switching to a materially different roofing type can trigger council approval requirements. It’s worth checking with your local council, or asking your roofer to flag it, before work starts, since the rules vary a bit between council areas.

Repair or Replace? How to Decide

The short version: if the damage is localised, a handful of tiles, one section of flashing, a single leak, repair usually makes sense. If the problems are spread across the whole roof, keep recurring after previous repairs, or the roof is old enough that patching one area just means the next failure is somewhere else, replacement is the better long-term call. A roofer who’s actually looked at your roof can give you a straight answer either way, rather than a guess based on age alone.

Our Roof Replacement Process

We care for your roof as if it were our own.

Inspection and Quote

We come out, look at the roof properly rather than just from the ground, and talk through what we're seeing. You get a written quote before anything is booked in.

Step 1

Strip the Old Roof

Old tiles or sheeting come off and get disposed of properly. This is also when anything hidden under the old roofing, rot, damage, previous patch jobs, becomes visible.

Step 2

Structural Repair and Prep

With the roof stripped back, we check the timber structure underneath and carry out any repairs needed before new material goes on. Battens and sarking go in at this stage too.

Step 3

Install New Roofing, Flashings and Guttering

New sheeting or tiles go on, along with flashings around chimneys and vents, and new or replacement guttering where it's needed.

Step 4

Final Inspection and Cleanup

We walk the finished roof, check everything's sound, and clear the site of old materials and debris before we leave.

Frequently Asked Questions

Straight answers to help you make the right decision for your home.

How much does a roof replacement cost in Sydney?

Cost depends on the size of your roof, its pitch, access, and the material you choose. We’ll give you a written quote after an on-site inspection, so you know the real cost before anything is booked in.

How long does a roof replacement take?

For most homes, a straightforward roof replacement takes a matter of days rather than weeks. Larger or steeper roofs, or a full material change like tile to Colorbond, can take longer. Weather can also push the schedule out.

Do I need council approval for a roof replacement?

Usually not for a like-for-like replacement, same footprint, pitch, and similar material, which is typically treated as exempt or complying development in NSW. Changing the roof’s profile or height, or switching materials significantly, can require approval. We’ll flag it if your job looks like it needs a check with council.

Should I repair or replace my roof?

If the damage is limited to one area, repair is usually the more cost-effective option. If problems are spread across the whole roof or keep recurring after previous repairs, replacement tends to be the better long-term decision. We’ll give you an honest answer once we’ve had a proper look.

Colorbond or tile: which is better for my home?

It depends on your structure, budget, and the look you’re after. Colorbond is lighter and suits homes where the structure has aged or sagged, while tile keeps a traditional appearance. We’ll talk you through the trade-offs for your specific roof.

Do you offer a warranty on roof replacement work?

We’ll confirm the exact warranty terms for your job in writing as part of your quote.

What areas do you service?

We’re based in Doonside and work across greater Sydney, including the Hills Shire, Inner West, North Sydney, Sutherland Shire, the Blue Mountains, and the Hawkesbury. If your suburb isn’t listed on our area page, get in touch and we’ll confirm whether we can help.

Can I get a roof restoration instead of a full replacement?

Sometimes. If the structure is sound and the issue is mostly cosmetic or surface wear, a roof restoration can be a cheaper alternative to a full re-roof. We offer both, and we’ll tell you honestly which one your roof actually needs.
